LOV Condo Association Fee/Fine Payment Policy - all monies owed to the Association are due on the 1st ( first) of each month. Monies received after the 7th (seven) of the month are considered late and a late penalty will be accessed. Monies owed on the last day of the month is considered delinquent. For resident owners, delinquent accounts will be forwarded to LOV attorney for collections; leased units will be instructed to pay monthly rent directly to LOV Association until all monies due are collected. NO EXCEPTIONS
LOV Association Fees
Q. When are the monthly maintenance fees due and is there a grace period?
A. They are due the 1st of each month and there is a grace period to the 7th of each month.
Q. What is the late fee for monthly maintenance fee?
A. A late fee of $25.00 is assessed on the 8th day of each month. Payments not received by the last day of the month will be forwarded to LOV Attorney for collection. Unit owner responsible for all fees associated with collecting monies owed.
Q. Does the Association have the right to collect fees from my tenant?
A. Yes. Florida Statute 718.116(11) allows the Association to collect directly from your tenant.
Q. I don't have my payment coupon. What is the information is needed to pay online?
A. Bill Pay Number: 16003822011

Parking
Q. Can I use a parking space that is vacant because the assigned owner is away, or the unit is vacant?
A. No. Parking spaces are deeded to the unit owner. A unit owner not in residence for 30 days or more is encouraged to participate in the Lease Parking Program through the Association or can grant permission to a resident directly. Any agreement between the owner and requestor must be sent in writing to IIP.
Q. What is the guest parking policy?
A. There are 5 guest parking spots. Each Unit was given 2 yellow parking permits for their guests. Guests must place a Visitor Pass pn car dashboard to prevent car being towed at owner expense.
Q. Can I have my guest park in my designated spot?
A. No. Only registered vehicles should be parked in assigned parking spaces. Non-registered vehicles will be towed at owner expense.
Q. I own a small truck as a personal vehicle, not commercial use, Can I park it in my assigned space?
A. Yes. Non-commercial trucks are permitted.
Moving, Deliveries, Construction
Q. Do I need to inform the Association of construction/remodeling going on in my Unit?
A. Yes. You are required to provide a copy of the permit for all work [if a permit is required] and Certificate of Insurance for all Contractors that will access your Unit to the Association’s Management Company. New floors must be in compliance with Broward County Building Codes. Proof of compliance must be sent to IIP, Inc.
Q. What are the days and times for construction/remodeling, deliveries or moving in/out?
A. Construction/remodeling: Monday – Friday, between 9am – 5pm.
Deliveries, or Moving in/out: Monday - Saturday, 9am - 9 pm

Q. Does LOV Association have a list of contractors?
A. Yes. LOV Association has compiled a list of contractors based on unit owner input. LOV Association does not endorse specific contractors nor participate in logistics.

Q. Can I change the door handle and lock on my unit?
A. No. The exterior of all units must be uniform.
Q. I have a new lock, do I need to inform anyone?
A. Yes. All units must provide a key to IIP . The key will only be used in emergency situations and the owner will be contacted.
Pool Area
Q. Are guests permitted to use the pool?
A. Yes. Residents are permitted to invite guests to the pool. Residents are responsible for their guests’ behavior. As a courtesy, if you are planning a party with 8 or more invitees, please notify IIP.
Board of Directors
Q. Can non-owner residents attend the Board of Directors meeting?
A. Yes. Association members and residents are invited. Please note, attendees are audience members and not participants in the agenda discussions, except for agenda item “Open discussion”.
Q. Do I have to be a Unit Owner to run for the Board of Directors?
A. No IF you are the regiatered unit designee. You must submit an Intent Form which is sent only to Owners prior to the Annual Meeting. You can also request one from the Management Company.
